Two year fix or five year fix in October 2026

If your mortgage deal ends this autumn or in early 2027, now is a useful time to review it. For homeowners in Whitley Bay and Tynemouth, the decision involves more than finding the lowest advertised rate. Your next payment needs to fit your budget, and the deal needs to fit your plans.

What the latest interest rate decision means

On 17 September 2026, the Bank of England announced that Bank Rate would remain at 3.75%. The vote was split, with three members favouring an increase. That is a reminder that the next move is uncertain. A forecast of falling rates should not be the only reason for choosing your mortgage. [1]

A hold in Bank Rate does not freeze the price of new fixed mortgages. The Bank’s September minutes describe higher market interest rates feeding through to mortgage pricing. Your available options can therefore change between your first enquiry and your application.

Should you fix for two years or five years

A two year fixed rate gives you an earlier opportunity to review your mortgage. That may suit someone expecting a change in their finances, but it also means facing whatever rates and fees are available sooner.

A five year fix provides payment certainty for longer. That can make planning easier if your household budget has little room for increases. The trade-off is that you generally will not benefit automatically if rates fall, and leaving early can trigger an early repayment charge. [2]

Think about your likely life changes as well as the interest rate. Might you move from a flat in North Shields to a family home in Whitley Bay? Could you reduce your working hours, repay a lump sum or need additional borrowing? A longer fix should be considered alongside those plans.

Compare staying with your lender and moving elsewhere

Switching deals with your existing lender is usually called a product transfer. Moving the mortgage to a different lender is a remortgage. Both deserve consideration.

Compare the total cost over the same period, including product fees, advice fees, any legal or valuation costs and cashback. Where repayment mortgages differ, the balance left at the end also matters. A lower headline rate with a large fee is not automatically better value, particularly on a smaller mortgage. [3]

If you may move, check the conditions for taking the mortgage with you. Porting is subject to a fresh assessment and lender approval; a portable mortgage is not a guaranteed solution.

When to start your mortgage review

Start the conversation around six months before your current deal ends. The date you can actually reserve or switch to a product depends on the lender and the deal. Reviewing early does not mean completing early and paying an avoidable penalty. [3]

Bring your latest mortgage statement, deal end date and a realistic monthly budget. Include any changes in income, debts or family circumstances. If your current payment already feels difficult, say so at the start.
